I was just gonna come in hard and fast at $800,000, see if we could present something like that. You think that's worth presenting? I think it's worth presenting. I don't know if they'll go for it. Um, I don't know if the cash is of a benefit to them. You think that they might do $800k if we came in cash and covered closing? I mean, I can't speak for them. I can present it, right? Sure, sure. The only, only thing I had, had been curious about is in 2019, I saw your client bought it for a little over a million and is now selling it for $865k. Is there something going on with the building? Is there like, uh, do you have any idea about that? Nah, recently, once COVID hit and there was an exodus, the San Francisco market, the condo market has just taken a big hit. Oh, interesting. Like hundreds of thousands of dollars over just a couple years difference? I just, would you say that that's kind of what I would be expecting if we had come to an offer that it worked like over a five-year period of time? Would, as an agent in San Francisco, would you say that I would see appreciation or probably not so much? Yeah, so, so now, and it's going to take, I would say five to seven years, because like more and more requirements of being in office and getting away from work from home. But yeah, we'll present the, I'll, I'll send you the 800 thousand dollar offer right after this phone call. But let's also send them another offer. Um, you know, how about I, how about I do this? What if I offered them $75,000 in cash to take over their debt and I gave them an option of doing $800,000 as a lump sum to increase the chances, because maybe that mortgage they have is at a lower interest rate and I honestly, rather than paying cash, I'd love to take over existing debt. So I, I'll present two. Why don't we present the $800,000 in cash and then why don't we present the, I'll give you $75,000 in cash to see if you wanna take over the debt and then they can make a decision based on whatever they own on the property. Um, yeah, I think they're just trying to cut ties with the place to be honest. Well, it would be like a loan assumption. Like my name is on the debt, my name is on the property, fully done with it. The reason I ask is I see they bought it like five years ago. You know, it'd be great. The reason I do cash right now is because rates are disgustingly high. It would be great for me to be able to take over some older debt on the property. So I would see if they would be open to somebody taking over their debt as long as they're completely done with the deal and no longer tied to it. And then of course your commission, your commission would come out of the 75,000. Yeah, I mean, yeah, I'd have to talk to, um, we have to see if they're open to it. Maybe they're not open and maybe the 800k is a better offer. Yeah, exactly. And I gotta talk to the lender, see if they, they'll, they'll be willing to do something like that. Sure, sure. Um, so you just want me to send you an email containing those two things, we'll go from there? Yeah, and proof of funds, and your name, business card. And send me any other condos that you have in the brokerage that you guys are looking to offload here, as, um, I'm, I'm hoping to get something accepted in the next month or so. What I think is gonna happen here is the 800k is gonna get countered, but it's not a deal at $800k. You get this thing for $800k, there's no deal there. That was all part of my pitch to get him to talk to me. My $800k is gonna get countered and then I'm gonna double down on taking over the debt on the property. If I can take over the debt on the property, I just secured a luxury condo at 3.4% interest and 10% down. That is an investor's wet dream. That is a retail buyer's wet dream.
