Don't be shy. Steal the realtor's listing. There's nothing they can do to stop you. You don't need a license to do their job. Look, look, look. This property here, it wasn't selling. It was listed for $65k. I called up the realtor and I said, I can do $45k. They said yes to $45k and then they ended up sending me a purchase and sale agreement for that number. But I didn't have $45k. I didn't really want to buy the property. Nonetheless, I got my name on a contract saying that I would buy the property. And then I sent it to a buyer. Like this person, who she just purchased her 40th property. This is just a Facebook group. Buyers are all over them. But instead of sending it to the buyer for the price that I had it for, $45,000, I sent it to them at $55,000. And I made the money in between. $10,000. I don't have a license of any kind. And you really only need two pieces of paper for this. One, the purchase and sale agreement that the realtor sends you. And two, an assignment agreement, which switches your name on the contract and the buyer's name on the contract. I sent them to a title company. I use goldkeytc.com. It's like getting a house at a discount. And the buyer pays you the finder's fee for the discount you got. Except for, on a $45k sale, 6% commission on $45k is $2,700. The realtor could expect to make $3k. And I made $10,000. I do this anywhere from 10 to 15 times per month. Every month. And that's why my house looks like this. For the next three hours, I'm going to be live on TikTok doing this, like calling realtors and looking at other people's deals and doing their job for them.
