If you were to just spend 3 hours a day every day calling people who have houses for sale on Zillow, you'd live in a house like this. I called this listing on Zillow yesterday. It's going to make me $10,000. You guys tend to shoot yourself in the foot at this point in the video. I'm about to start talking about real estate and money. You don't need any money to do what I'm doing. Here's what you need to know. The seller's asking $360,000, but it's been 50 days, so offers are coming in at $320,000. And that's all well and good, but the problem is the seller has a mortgage on the house of $292,000. So if you sell a property for $320 and you owe $292, after paying your realtor their commission, you're only going to make $8,000. So I called them up and said, hey, if you're only expecting to make $8,000 on the sale, you'd be pretty happy to take $40,000 to take over the debt on the property and ownership of it, right? Of course, who wouldn't? It's not hard for me to get somebody to say yes to that when they're not expecting to make anywhere near that. And here is the just amazing unfathomable part of this. If you are a real estate investor buying a $362,000 property, you need to come up with a 20% down payment, aka $77,000 with closing costs. Remember, we just got somebody to agree to let us put only $40,000 as a down payment. So as soon as I get off the phone with the real estate agent, I call up a real estate investor named Robert and I was like, hey, do you like this duplex? And he's like, yeah, I like the duplex. And I say, well, you'd have to spend 77k to normally buy it, right? Well, what if you didn't have to spend 77? What if you only had to spend 50? I let him know that I had just had a realtor on Zillow agree to let me put $40,000 as a down payment on this house because the seller wasn't expecting to make 40 in the first place, and that I would give him my position in that contract for $50,000 down. 40 goes to the seller as we promised and that 10,000 extra, it goes to me. These two parties don't know that they exist, and I'm just getting paid to connect the dots. I find somebody who's expecting to not make very much on the sale and I give them less than you'd have to put down normally, but they're really happy with that because as I said, they're not going to make anything. And then I go to any real estate investor who buys houses in that area and I say, hey, well, you're going to put down 70,000 on this house, what if you could put down just 50? And the dots are connected. $50,000 is paid out, 40 of it goes to the seller as we told them it would and that 10,000 goes to me. Now I don't need any money to do this. I'm literally making an offer on behalf of a real estate investor to somebody who has a house for sale on Zillow. When we sign the contract with the seller, I can remove myself from that contract and put the real estate investor's name on there, so I just, I'm out of the deal at that point. You want to know how brain dead easy this is? This is Anson. He lives in Singapore and he's 12 years old. He doesn't have a bank account or a driver's license. On his second week of trying out what I'm telling you to do, wholesaling real estate, he gets this property under contract and sells it to this real estate investor. And the deal closed. He was paid out $3,000. I know it's just $3,000, but that was on his second week and now fast forward to a month into wholesaling real estate, he's got a plethora of other properties in closing.
