Things I’d do differently if I was buying my first house again 🏡🔑 Buying a house for the first time is exciting, but I massively underestimated just how confusing and emotionally exhausting the UK house buying process could be. There were so many points where I genuinely wondered whether something had gone wrong simply because nobody had emailed me for a few days 😂 If I was a first-time buyer again, I’d worry less every time my solicitor went quiet. I’d understand that conveyancing involves a LOT of waiting — waiting for property searches, enquiries, mortgage lenders, sellers, other solicitors and sometimes an entire property chain. Silence doesn’t necessarily mean your house purchase has fallen apart. I’d also stop obsessing over my completion date before one had actually been agreed. When you’re buying your first home, you desperately want to know when you’ll finally get the keys, but the journey from offer accepted to exchange and completion isn’t always predictable. I spent far too much energy trying to work out a moving date that nobody could actually give me yet. I’d create a separate email address specifically for the house from day one, start a proper house file for all my mortgage documents, solicitor paperwork, searches, certificates, warranties and insurance, and leave more money aside for all the ridiculously boring little things you suddenly need when you become a homeowner. I’d definitely buy LESS before moving in too. You can plan every room on Pinterest, but until you’ve actually lived in your new house, you don’t really know what storage you need, how you’ll use each space or what purchases will genuinely make life easier. And perhaps most importantly, I wouldn’t put so much pressure on myself to immediately feel settled. ❤️ After months of house hunting, mortgage applications, conveyancing, searches, enquiries, waiting to exchange contracts and finally reaching completion day, you expect getting the keys to feel like this enormous finish line. But sometimes moving into your first home feels strange before it feels like home. I'D MAKE A HOUSE EMAIL ADDRESS FROM DAY ONE ✉️ One email address for EVERYTHING to do with the house. Solicitor. Mortgage. Insurance. Utilities. Council tax. Warranties. Receipts. Tradespeople. Because trying to find an important house document buried amongst ASOS dispatch emails from 2023 is not the one. 😂 I WOULDN'T OBSESS OVER THE COMPLETION DATE 🗓️ I spent so much time thinking: "But WHEN are we actually moving?!" Unfortunately, you can be quite far into buying a house before your completion date is actually agreed. I'd still plan — but I wouldn't mentally move into the house based on a date that hadn't been confirmed yet. I'D START MY HOUSE FILE BEFORE I EVEN MOVED IN 🗂️ Buying a house produces an unbelievable amount of paperwork. Mortgage documents. Searches. Certificates. Warranties. Insurance. Completion paperwork. Manuals. I'd create one proper digital + physical house file from the beginning instead of sorting everything afterwards. I WOULDN'T BUY EVERYTHING BEFORE GETTING THE KEYS 🛍️ I know it's tempting when you've spent months imagining your new home... But you don't actually know how you'll use a room until you live in it. I'd buy the essentials, move in, and then slowly work out what the house actually needs. Your home doesn't need to be "finished" immediately. I'D BUDGET FOR THE BORING STUFF 💸 Everyone thinks about sofas, beds and decorating. Nobody gets excited about buying bins, extension leads, light bulbs, cleaning products, tools, door mats, storage and approximately 4,763 other tiny things. They add up FAST. Leave yourself a little "new house nonsense" fund. 😂 I'D TAKE MORE PHOTOS ON DAY ONE 📸 Not just cute "WE GOT THE KEYS!!" photos. Meters. Rooms. Walls. Flooring. Appliances. Serial numbers. Any damage or defects. Especially if you're buying a new build and might need evidence for snagging later. Photograph first. Unpack second. I'D STOP EXPECTING TO FEEL INSTANTLY "AT HOME" ❤️ This one surprised me. You spend MONTHS imagining getting the keys, so you expect this huge: "OMG. WE'RE HOME. 😳" moment. But a new house can feel unfamiliar, chaotic and strangely unsettling at first. It becoming your home can take time. MOST OF ALL... I'd remind myself that buying a house is supposed to feel confusing sometimes. You suddenly have solicitors, lenders, surveys, searches, enquiries, exchange, completion and a million decisions you've probably never made before. I spent far too much time thinking: "Surely everyone else understands this better than me?" They don't. 😂 You learn it by going through it. If you've already bought a house...
