Based on the photos, I'm probably at $70,000. You think it's worth it for me to walk the property? I know you guys are a new listing. First of all, I don't discuss, uh, numbers, deals, foundations, anything over the phone. And it's impossible to do, to be blunt... Yeah, I don't know how I did it on my last one. Yeah, I just don't do it, so I've cut that off. No information comes from me in terms of the condition of the house. What. Where. Where offers are at. I just. I just find it impossible to do that. Yeah, I know, it'd be hard to, like, relay the seller's disclosure to the buyer over the phone. I totally get that. Um, I'll go ahead and I'll. I'll just have my realtor let my contractor into the property, and then we'll give you a call back then... Offers are due tomorrow at noon. Tomorrow noon. Perfect. Thank you. Hello? Hey, David. My name is Richard Taylor. I'm flipping a house down the road on Tacoma Street. I came across your listing on Griggs (street). I was wondering if I could get my contractor into the property. Uh, do you do a lot of deals in Detroit? Yeah, yeah. I have two fix and flips running right now. I've got 13605 Tacoma St. and then I've got another one on 11461 Sanford Street that I close on in a week. And I wanna see if I can line up another one since my contractor has some free time. Nice, nice. Who's your listing agent? I don't have a listing agent. I don't do both sides of transaction. It's just a personal preference. So you'd have to find a buyer's agent. So... I don't wanna pay a buyer's agent to do my contract. I can do my own contract. How do we get an offer in front of your seller if the rehab is reasonable after we walk? Well, number one, uh, there's a 3D walkthrough online. Did you happen to see that? Uh, I didn't see that, but usually I just - Yeah, usually it's on realtor.com. It's a great 3D walkthrough through the whole thing. You know, if you're a obviously a experienced rehabber. Well, I would just send my contractor cause I he walks the property. I send him 50 bucks and he gives us our exact rehab budget. Usually he has to walk around the property, see all the stuff that there is to see. E.g. I don't know too much about the structure in the back. I don't know if that's on the walkthrough, but it's kind of a question. I'll be blunt. I'll be blunt. I don't do that. I don't show houses. I'm a listing agent. Usually we just get a lock box code and we walk through the property. Yeah, that won't happen with me. I'm just being honest. I'm just being honest. You must know some real estate agents that can help you out with this part of the transaction. Yeah, yeah, I have a realtor. I'm just not trying to pay a real estate agent's commission here. What's the ideal process? Do you want my realtor to walk with my contractor? They know each other. Your real estate agent will set you up with all the documents, showing time, get you in the property, all that good stuff. I don't do both sides, right? I don't have dual agency, uh, for this particular client. So don't represent me. I'll just. I'll just decline any representation. Yeah, but I'm not gonna let you in the house or give a lock box, so you gotta get in there somehow, right? Okay, well, I'll have her do that. We'll walk the property, and then I guess I'll submit you an offer here. Based on the photos, I'm probably at $70,000. You think it's worth it for me to walk the property? I know you guys are a new listing.
