37 ✨ high-earning ✨ no kids
low-ish cost of living area
If you're new here, hi! I'm Morgan ❤️
I'm 37 and based in Houston, TX. I work a full-time corporate job and part-time as personal finance educator
My page is all about: 💵 personal finance literacy, 📈 how to be a high earner, 💰 and how to grow and make money as a content creator. ALSO I'm recently engaged 💍, so there's some wedding stuff in there too!
I started taking my money seriously when I turned 30. Here's what it looks like when you increase you income and learn personal finance basics (and actually implement them!)
CASH: $45,204.33

$45,204.33
I keep all my cash in a HYSA (high-yield savings account) because it helps protect my money from inflation.
Included in here is my 6-month emergency fund (at this time I own two homes so I need to be prepared), my annual HOA dues, annual insurance premiums, and all my short-term savings goals.

I've been contributing to a 401k since June 2011. Since 2019 I have maxed it out. My employers have always offered a match between 4%-7%.

I'm embarrassed to admit that I didn't understand this account until recently. So now I'm playing catch up. It's my #1 financial mistake/regret.
I did already max out my 2026 contribution. I have to do a “back door conversion” where I contribute to a traditional IRA and then convert it.

The HSA is such a great hack! All this money is triple-tax advantaged. This means that contributing to one reduces you taxable income, it grows tax-free, and can be accessed tax-free when you're using it for qualifying medical expenses (now or in retirement)

I have some company shares I expect to sell (the money in the Fidelity account)
If you're new to investing, you should max out your Roth, HSA, and 401k first before going to a taxable brokerage. You want to make sure you're getting all the tax benefits!
Real estate (two properties): $905k
I'm selling my primary residence in September and VERY HAPPY TO.
My fiance and I are moving back into the house I own that is currently a rental. It's cheaper and easier to maintain and better suited for two people who work a lot from home.
Car: $21,000
I drive a used paid off Mazda CX5
I include the value of my car because it's an asset. A depreciating one, but still an asset that can be sold very easily for cash. The word “depreciating” is just an accounting term. For some reason, people get so angry when I include my car in my net worth.
If you don't want to include your car in your own net worth, that's fine, but the standard practice is that you do (businesses include them on their balance sheets)

Crypto currency is very risky + volatile. But a healthy, well-balanced portfolio can have a small % in speculative investments. I only invest what I'm prepare to go to $0.
If it pops off, then great! If it doesn't, it won't impact my ability to retire at all.
I'm trying to get to 1 whole Bitcoin this year!

I own two homes at the moment. I am selling my primary and moving back to my investment property in September. This will greatly reduce my living expenses.
Being a home owner and a landlord is hard. I don't think I'll continue to invest in real estate going forward. I'm good with just my primary home.

I do NOT carry any balance on my credit card. My credit card is on autopay every month and gets paid in FULL.
